Landlord Safety Certificates
A landlord safety certificate (or Electrical Installation Condition Report – EICR) is a mandatory requirement for rental properties. The new Regulations require landlords to have the electrical installations in their properties inspected and tested by a qualified person, at least every 5 years. Landlords must then provide a copy of the electrical safety report to their tenants.
It is the assessment of the electrical installation and details any damage, defects, faults that may lead to dangerous conditions that are not easily identified visually. The frequency of completing this is dependent on the property.
